Thailand Retirement Extension: Step by Step

A practical Thailand retirement-extension checklist covering deposit and income routes, money timing, documents, annual renewal and travel controls.

Decision brief

This checklist covers an annual extension of stay under the retirement criterion. The sequence and the timing of the financial evidence are consequential, so control them from the official criteria and the office handling the application rather than from a remembered label such as “retirement visa.”

Three annual renewals do not automatically produce permanent residence. If that is the objective, use the separate retirement-extension and permanent-residence explainer to test the published stay-history prerequisite, application category and annual filing window.

Criteria reviewed 2 September 2026. Requirements can change and local evidence practices vary. Recheck the official Immigration handbook and your local office before you move money or book travel.

This checklist is for the person applying under the retirement criterion. It does not make a spouse eligible automatically or prove that the same funds can support two applications. If two foreign partners are retiring together, first assign a route to each person.

Step 1 — Hold the required status

The retirement-extension criteria require non-immigrant status. Do not assume that a tourist or visa-exempt entry can simply be extended on retirement grounds; any in-country status-change route is a separate process with its own eligibility, documents and remaining-stay requirements. The Non-O abroad-or-in-Thailand comparison separates the e-Visa route from the TM.86/TM.87 status-change process and its more-than-15-days timing control.

The applicant must be at least 50 years old and hold the required non-immigrant status. Visa validity, entry permission and an extension are different dates. Copy the passport bio page, visa, latest entry stamp and every later extension or re-entry stamp into one timeline.

Step 2 — Meet the financial requirement (one of three ways)

  • Deposit route: 800,000 THB held in a Thai bank account for at least two months immediately before the application.
  • Income route: income of at least 65,000 THB / month, supported by evidence accepted by Immigration.
  • Combination: deposit + annual income together totalling 800,000 THB.

After permission is granted under the deposit route, keep at least 800,000 THB for three months. After those three months the balance may fall, but not below 400,000 THB; restore the full amount early enough to satisfy the next application’s two-month rule.

The money-timing rule is where people come unstuck. Map the deposit and post-approval holding periods against your appointment and permission dates.

Build a balance-control calendar

For the deposit route, record the date the balance first reached 800,000 baht, every withdrawal, the application date, approval date, three-month post-approval date, earliest date the balance may fall to 400,000 baht, and the date it must return to 800,000 baht for renewal.

Do not rely only on the current bank-book line. Update the book and preserve full statements so the continuous balance can be seen. Confirm whose name and account type are accepted, what the bank letter must say and how recent it must be at the local office.

For income or combination routes, ask for the current evidence list in writing. A transfer pattern, pension letter or embassy document accepted for one nationality or office is not automatically accepted everywhere.

Step 3 — Gather your documents

A typical bundle (confirm the current list locally):

  • Passport with the right visa and enough validity
  • Bank book + a letter from your Thai bank dated to your application
  • Completed application form (TM7) and photos
  • Proof of address and your TM30 on file
  • Health insurance documents if your route requires them (for example the O-A; the in-country extension generally does not require insurance)

The official application form is TM.7, “Application for Extension of Temporary Stay in the Kingdom.” The reviewed Immigration handbook lists an extension-application fee of 1,900 baht. The form and fee do not establish eligibility by themselves; the retirement criteria and evidence still have to be met.

Also carry signed copies of the relevant passport pages, a local map or address evidence if requested, and any office-specific acknowledgement forms. Check photo size, form version, bank-letter date and copy count shortly before applying; local document practice can change without changing the national financial threshold.

Create two bundles: originals for inspection and signed copies for submission. Scan the final application exactly as lodged and keep the receipt.

Step 4 — Apply at your local office

Applicants whose registered address falls within the Pattaya office’s jurisdiction use Chonburi Immigration in Jomtien. Its official contact page currently lists the office at 75/265 Moo 12, Jomtien Beach Road Soi 5, Nongprue, Bang Lamung, Chonburi 20150, with weekday hours, telephone numbers and an official email. Confirm jurisdiction from the registered address and check the live page for current hours, closures, appointments and document instructions before travelling.

Many retirees apply themselves. An agent is optional and does not remove the applicant’s responsibility for genuine funds and documents. Do not hand a passport or bank material to an intermediary without a receipt, a stated service, a price and a clear return date.

At collection, inspect every stamp before leaving the counter: name, passport number, extension basis and permitted-until date. Photograph it and add the next renewal and money-control dates to the calendar immediately.

Keep an evidence file, not only a checklist

An application checklist shows what you intended to submit. An evidence file shows what actually happened. Keep:

RecordWhy it matters
Full bank statements and updated bank-book pagesDemonstrate the balance across seasoning and post-approval periods
Bank letter and same-day transaction evidenceReconstruct what was presented on the application date
Completed TM.7 and every submitted attachmentPreserve the exact application rather than a blank form
Fee receipt and collection slipEvidence of submission and the next action
Photograph of the issued stampLets you check name, passport number and permitted-until date
Written local-office instructionDistinguishes a current office request from forum memory

Do not publish unredacted copies online. Passport numbers, addresses, signatures, bank balances and barcodes can expose far more than is needed to ask a general question.

Step 5 — Stay compliant all year

The extension isn’t “set and forget”:

If the passport is renewed, lost, stolen or replaced during the extension, use the new-passport transfer checklist to preserve the evidence chain and confirm which visa, stay, re-entry and reporting records must be moved or updated. A new passport does not add time to the existing permission.

The Immigration handbook uses TM.8 for a re-entry permit and lists a single permit at 1,000 baht and multiple permit at 3,800 baht on the reviewed version. Recheck the current handbook before paying. A re-entry permit preserves the existing permission; it does not extend its expiry.

When returning to Thailand, show the re-entry permit and check that the arrival stamp carries the correct existing permission date. Resolve an error immediately rather than discovering it at renewal.

The annual control sheet

ControlDate or evidence
Current permitted-until datePassport extension stamp
Next 90-day reportReceipt or online confirmation
Current address/TM30Latest accepted notification evidence
Deposit seasoning startsBank statement and balance calendar
Three-month post-approval hold endsApproval date plus three months
Earliest renewal preparationLocal-office window and bank-letter plan
Re-entry permissionSingle used/unused or multiple; expiry checked
Passport expiryRenew early enough to avoid stamp-transfer problems

Do not let a phone reminder be the only copy. Share a read-only calendar with a trusted person and keep paper dates with the passport.

Common failure points

  • confusing a visa’s validity with permission to stay;
  • dropping below the required bank balance for even a short period;
  • transferring money too late for seasoning;
  • presenting a bank letter or update that the office considers stale;
  • assuming TM30 or 90-day reporting renews the extension;
  • leaving without a valid re-entry permit;
  • allowing the passport to expire too close to renewal; or
  • paying an agent to create an arrangement the applicant cannot document truthfully.

If a balance error, overstay, lost passport or missed report has already happened, get official advice before submitting. Do not alter statements or invent an explanation.

The honest bottom line

The retirement extension is an annual evidence process, not a one-time label. Control the exact status, financial route, balance or income evidence, permitted-until date, reporting record, passport validity and any foreign travel. A complete dated file makes the next application auditable; it does not guarantee approval or replace the current official checklist.

Practical sequence

Step by step

Use this as an order of work, then verify the current requirements with the listed official sources before acting.

  1. Confirm qualifying status

    Hold the non-immigrant status required by the retirement criterion; treat any in-country status change as a separate application.

  2. Meet the financial requirement

    Qualify via a seasoned lump-sum deposit, a monthly income, or a combination — verify current amounts.

  3. Gather your documents

    Passport, bank book and letter, application form and photos, proof of address and TM30, plus insurance if required.

  4. Apply at your local office

    Confirm jurisdiction and the current local checklist before submitting at the office responsible for your registered address.

  5. Stay compliant all year

    Keep up 90-day reporting and TM30, and get a re-entry permit before foreign travel when the current permission requires one.

Questions answered

Short answers to the questions readers most often need to settle before making a decision.

Do I need to keep 800,000 baht in the bank all year?

Not at the full amount all year. For the deposit route, keep 800,000 THB in the Thai account for at least two months immediately before each application and for three months after permission is granted. After that it may fall, but not below 400,000 THB, before being restored in time for the next application.

Can I use monthly income instead of a lump sum?

The official criteria include monthly income of at least 65,000 THB, supported by evidence accepted by Immigration, or a combination of deposit and annual income totalling at least 800,000 THB. Confirm the current evidence list with your local office.

Does a 90-day report extend my permission to stay?

No. A 90-day address report, TM30 notification, annual extension and re-entry permit are separate processes. Always use the admitted-until or extension date in your passport to control lawful stay.

What happens if I leave Thailand without a re-entry permit?

A departure can end the permission you meant to preserve. Obtain the appropriate re-entry permit before travel and check the stamp before leaving. On return, verify the new admitted-until date immediately.

How much is a Thailand retirement extension application?

The reviewed Immigration public handbook lists a 1,900-baht application fee for an extension of stay. A re-entry permit is separate: the reviewed TM.8 handbook lists 1,000 baht for a single permit and 3,800 baht for a multiple permit. Recheck official instructions before paying.

Where is Chonburi Immigration in Jomtien?

Chonburi Immigration's official contact page lists its Pattaya office at 75/265 Moo 12, Jomtien Beach Road Soi 5, Nongprue, Bang Lamung, Chonburi 20150. It publishes weekday hours, telephone numbers and an official email. Check the live page before travelling because holidays and service arrangements can change.
