An investment pitch and a property purchase are different transactions, but the safest first move is the same: stop, identify every party and verify the claim through a channel you found independently.
Do not treat a polished office, familiar logo, social-media profile or introduction from a friend as regulatory or ownership evidence.
The scale is not theoretical. In a 1 May 2026 release, the Thai SEC cited Royal Thai Police data showing approximately THB 602 million in investment-scam losses during the first quarter of 2026, the highest loss among the categories in that release. The number is a dated national snapshot, not a forecast or a Pattaya-specific rate. Its practical meaning is simple: verification belongs before the transfer, not after it.
Investment pitch: run the regulator check first
The Thai Securities and Exchange Commission warns about solicitations through social media, advertisements, direct messages and unfamiliar applications, including impersonation of recognised or licensed firms. Its stated warning signs include unusually high returns and pressure to transfer money immediately.
Before discussing the return:
- write down the legal name of the company and individual;
- find the operator in SEC Check First using the regulator’s own site;
- search the Investor Alert list;
- confirm the exact product is authorised, not merely the brand name;
- contact the regulated firm through details published on its official site; and
- verify the beneficiary name and account before any transfer.
A name missing from Investor Alert is not proof of safety. The list reflects information available to the regulator; you still need to establish the licence, product, custody, contract and risk.
Match four records before trusting the identity
Do not ask only whether the company “exists.” Match the same legal identity across four independent records:

The Department of Business Development explicitly warns that a listing in its database shows legal registration only and is one component of due diligence. A real company name can be copied into a fake website, chat profile, invoice or loan pitch. If any of the four identities differs, stop and resolve the mismatch through contact details obtained independently. Do not accept “our accounting company collects it,” “the app uses another entity,” or “the owner is overseas” as a substitute for documented authority.
Stop on these investment warning signs
- a high return described as safe or guaranteed;
- a deadline designed to prevent independent checks;
- an app or login link supplied only through chat;
- payment to a personal or unrelated account;
- a logo or employee identity you cannot confirm with the real firm;
- secrecy, special access or an explanation that regulators “do not understand” the opportunity;
- early withdrawals paid in a way that pressures you to add more; or
- a request to recruit friends for a bonus.
If an offer may be a securities or digital-asset scam, the SEC lists its Investment Scam Hotline as 1207, press 22, alongside online reporting and verification channels. If money has already moved, contact the sending bank and the appropriate authorities promptly; do not pay a second “recovery” service without verifying it independently.
If money has already been sent
Preserve the transfer receipt, beneficiary details, messages, URLs, phone numbers, usernames, advertisements and contract version. Contact the sending bank immediately and ask what recall, hold or fraud-reporting action is still possible. Then use the regulator or police channel appropriate to the transaction. Speed matters, but nobody can promise recovery; a new person demanding an advance “release,” “tax” or recovery fee may be extending the fraud.
Property deal: verify ownership before the sales story
Foreign ownership of land and condominium units is governed by specific Thai rules. A company structure, nominee arrangement, lease, usufruct or promise of control should never be accepted merely because an agent says it is common.
Start with the foreign-ownership guide and obtain advice from a lawyer who is independent of the seller, developer and agent. For a condominium, verify at least:
- the seller’s identity and authority to sell;
- the title and registered encumbrances;
- whether the foreign-ownership route and quota evidence work for the unit;
- the source and currency trail for purchase funds where required;
- common fees, arrears, sinking-fund obligations and juristic-person records;
- the contract, completion conditions and default remedies;
- which fixtures, parking rights and storage are legally included; and
- the exact payment and registration sequence.

Off-plan and “guaranteed return” property
Separate three promises that sales material often combines:
- Will the property be completed and transferred?
- Can you legally own or control what is promised?
- Who must pay the advertised return, under what conditions, and with what assets?
Check the developer’s legal entity, land rights, permits, contract and completed record. Then identify the entity guaranteeing any rent or return. A guarantee is only as useful as its wording, enforceability and the guarantor’s ability to pay.
Do not let projected rental income hide vacancy, management charges, furnishing, repairs, tax, foreign-ownership restrictions or a difficult resale market.
Keep the advisers independent
An adviser introduced and paid by the seller may be convenient, but is not independent verification. Ask in writing who the lawyer, agent, broker and investment intermediary represents and how each is paid. For a material commitment, use professionals with the appropriate Thai qualifications and verify their identity through the relevant professional or regulatory channel. Obtain separate home-country tax or pension advice if the purchase affects assets there.
Control the transfer
Before moving money:
- compare the beneficiary with the signed contract;
- confirm changed bank details through a separately verified contact;
- understand escrow or stakeholder arrangements and release conditions;
- keep the complete payment and foreign-currency evidence trail;
- never hand over remote-device access, one-time codes or banking credentials; and
- use a small verification payment only when your bank and adviser say the route is appropriate.
Pressure to bypass the documented path is a reason to stop, not a reason to move faster.
The bottom line
The strongest defence is a repeatable verification sequence: identify the party, check the regulator or Land Office evidence, use independent advisers, read the contract and confirm the payment path. A genuine transaction can explain who is regulated, what you own, what can go wrong and how money is protected. If those answers remain vague, do not transfer.
