Retiring in Pattaya: common questions, answered.
A concise route into the decisions people revisit most — from money and immigration to housing, healthcare, arrival and family planning.
Money
How much money do you really need to retire in Pattaya?
There is no responsible universal number. Housing, healthcare, travel, exchange rates and obligations back home can change the result substantially. Build the budget from current quotations and your own costs, then test it against bad months rather than copying a headline total.
Build a realistic Pattaya budgetWill Thailand tax my pension?
It depends on current Thai rules, your tax residence, the type and timing of income and any treaty that applies. Check current Revenue Department material and obtain qualified cross-border tax advice for your circumstances before changing transfers.

Can I actually get a retirement visa for Thailand?
Thailand has several long-stay routes, but eligibility depends on the exact route, age, nationality, finances, insurance conditions and evidence accepted at the time. Identify the route first and confirm its current requirements before paying or moving funds.

Are TM30 and the 90-day report the same thing?
No. TM30 is an accommodation-side notification after a foreign national takes residence, while TM47 is the foreign national’s recurring address notification after more than 90 days of continuous stay. Neither one extends permission to stay, and completing one does not automatically complete the other.
Separate the 90-day report from TM30Will leaving Thailand cancel my retirement extension?
Temporary permission can end on departure unless the required re-entry permission was obtained before leaving. The answer depends on the exact visa, entry permission and extension in the passport. A re-entry permit preserves only the time already granted; it does not add another year.

Is healthcare in Pattaya any good?
Pattaya has public and private facilities, but the right answer depends on the specialty, named facility, clinician availability, payment arrangement and what your insurer authorises. Confirm those details directly instead of treating a citywide reputation as a guarantee.
Plan how you would use Pattaya hospitalsWhat happens if I can’t get health insurance when I’m older?
Do not assume that a future policy will accept every condition or remain affordable. Obtain written underwriting decisions, understand exclusions and renewal terms, and model a separate reserve and treatment plan for costs a policy may not cover.

Should I rent or buy a condo in Pattaya?
There is no universal break-even point. Renting keeps the address and exit reversible while you test ordinary life, whereas buying concentrates money in one unit and adds title, building, transaction and resale risk. Compare the same kind of home over the same period and buy only after the exact unit, cash plan and exit have passed independent review.
Compare renting and buying properlyCan a foreign retiree own property in Thailand?
A qualifying foreign buyer may register a condominium unit within the statutory foreign quota, subject to buyer, title, quota and funds evidence. Foreign land ownership is generally restricted, and a lease, company shareholding, house payment or Thai spouse’s title is not the same as the foreigner owning the land.

What should I do first after arriving in Pattaya?
Check and copy the permission-to-stay record, confirm the accommodation-side TM30, and set up communications and emergency contacts. Then organise healthcare, banking and housing without making a large commitment before the documents, costs and daily routine have been tested.
Follow the first-month arrival sequenceCan every foreign retiree open a Thai bank account?
No bank account is guaranteed. Eligibility and evidence depend on the bank, branch, product, immigration status, purpose and customer checks. Use the selected bank’s current official foreign-customer checklist, and confirm that the exact product will produce the evidence Immigration needs before moving retirement funds.

Is Pattaya safe for retirees?
Risk depends on behaviour, location and circumstances. Road danger, financial and relationship scams, property transactions and late-night environments need different precautions. Use current official advice and put simple protections in place before a problem occurs.

Will I be lonely?
Moving abroad removes familiar routines and support, so community should be planned rather than assumed. Test ordinary weeks before committing, keep dependable contact with people at home and choose recurring local activities that create repeated contact.

Do I need a Thai will if I already have a will at home?
Do not assume one foreign document will work directly for every Thai asset or institution. Map each asset, legal owner, beneficiary route and country first, then have Thai and home-country succession lawyers coordinate the documents so a later will does not contradict or revoke the plan.
Build a cross-border will planWhat should my family do if I die in Thailand?
They will need local help from the hospital or police, the district registration office, the insurer and the correct embassy or consulate. A hospital confirmation or police record is not the Thai civil death certificate, and cremation or repatriation should not be authorised until the responsible authorities confirm the sequence.

Who should NOT retire in Pattaya?
Pause if the plan only works with stable exchange rates, guaranteed inexpensive healthcare, no family responsibilities or a holiday version of daily life. A trial stay, downside budget and clear return plan can expose those weak points before the move becomes difficult to reverse.
